Tenure
The lodges are sold with a license of 25 years,50 yrs or 99 years.

Residential/holiday
Parc Morlais is a holiday park and a member of the British Holiday and Home Parks Association. (BH &HPA) .
This means that lodges cannot be occupied as the owners’ primary residence and owners must supply the park owner with a primary address and evidence e.g.utility bill/electoral roll.. However units can be accessed at any time of the year due to the 12 month holiday licence.

Type/make of lodge
Prospective buyers are invited to choose their lodge from the catalogues of any of our approved lodge manufacturers. As owners are able to access their lodges all year it is important that the specifications of the lodge reach Full British residential standards. The lodges must be wood clad or of reconstituted wood cladding.

Programme
As a prospective owner at Parc Morlais, you will firstly choose your plot-from a choice of garden, lakeside or premium.
Choose your lodge from the brochures available in the office or bring details for our approval.
Reserve your plot.
Agree purchase order and price with us
Order lodge with choice of fittings etc
Pay deposit of 50% of total amount
8-12 weeks (on average) for the building of the bespoke lodge by manufacturer
Hard standing built by us

Final payment to include pitch fee and first year’s site fees

Children
Parc Morlais is a leisure park designed for peaceful and tranquil holiday living with its lakes and woodland and as such is not suitable or safe for families with young children.
We are restricting our lodge sales to couples and family units without children under 12 years of age. However we understand that grandparents will want their grandchildren to visit and stay and with our approval, short stays of up to a week will be allowed and obviously also in an emergency. Any young child visiting or staying on the park will be totally the responsibility of the lodge owner and children must comply with all park rules at all times to ensure they do not become a nuisance to other owner
The park owners have the right to refuse to allow any children/young person to stay on the park at any time if any problems occur.

Pets
Up to 2 well behaved dogs (or cats) will be allowed per lodge at any one time (this includes visitors.)Lodge owners/visitors will be responsible for the behaviour of their pets at all times. Dogs must always be kept on short leads whilst exercising on the grounds of the park and all excrement must be removed at the time. Parc Morlais owners will have the right to refuse to allow any pet to stay if any problems occur that may jeopardise other lodge owners’ comfort or safety.

Letting out units
It is acknowledged that some owners may wish to lend out their units to friends or family and this is allowed with the approval and prior knowledge of the Park Owners.
However, units are not to be let out as commercial letting units by owners.

Site Fees-what it covers
Owners will be required to pay yearly site fees either as a one off or as a monthly standing order. This fee includes rates, water and sewerage, rubbish collection and maintenance of roads, lighting , lakes and grounds.
There is also an office on site with CCTV for added security.

Cost
Overall purchase price will include
Cost of bespoke lodge including wood cladding if necessary
Cost of tenure of PLOT on a 50 year licence
Bespoke decking, skirting, car parking for 2 cars, shed and washing area.

Rubbish collection
Communal area for large bins which will be provided. Owners will be responsible for delivering their rubbish to large collecting bins weekly.

Washing Lines
Each pitch will include a discreet area for the placing of a rotary washing line-which must be put away when not in use. No other washing line will be accepted.

Sheds
Each unit will include a shed for storage of equipment and bicycles etc. No other sheds will be accepted.
